    • OWNERS BEWARE... The condo you bought is a COMMERCIAL CONDO.

      Which means you are not protected by ANY government regulatory

      authorities. The association can do whatever they want against you

      (and Grady did)... you are completely under their control. And even if you

      try to sue them, they will sue you back with your own money (and Grady did).

      We are not protected by ANY AUTHORITIES against the board actions, as we

      would otherwise be if this was a Residential Condo... The board has full control

      over our investment... 3 people completely control your investment...


      Very Scary.

    • Under James and Grady administration,

      - 68 condo owners were forced to sell, that is over half of Owners (MLS below)

      - most of them below their purchase price,

      - while board members flipped theirs at preferential rates,

      - in exchange of contract assignments,

      - sold their condos at double their purchase price,

      - indebted all owners for 5 years,

      - turned a money-making hotel operation to a negative loss,

      - made a 1.7 Million dollars renovation a financial nightmare,

      - YOU, NEW OWNERS are paying for the unfinished work,

      - No traceable money,

      - no financial statements,

      - no accountability,

      - no information as required by Florida Statutes.



      2 condos owned by the association were sold under Grady. I requested multiple times proof of deposit of those sales proceeds, and never got them, not even from the law office.



      I will propose amendments to restrict association powers to protect owners investments. Being a Commercial Condominium, no authorities will interfere to protect you, the owners.

    • If you are NOT part of the rental program, you should NOT be paying for hotel expenses. But you are paying for them right now.

      The association budget must not include hotel expenses.

      A separate budget must be done for hotel operations. Proper accounting requires separate accountings. Owners need to know the cost of Common areas. And Owners in the Rental Program need to know exactly what the hotel operations are.

      If you are in the rental program, you are an investor, a business partner in this venture. You need to know at all times where and how your money is spent, as well as the rental income of all other partners. Beware of favoritism, conflict of interests, preferential treatments as we have seen in the past. Full transparency is a must between investors. My web Platform will disclose all that information.

      In the past, Grady has never disclosed any information to owners. Owners have invested $200,000 for the hotel start-up operations. We have not seen how that money was spent, nor given any financial statements. There was a $90,000 rental income from expedia that has never been deposited into the association account.

      All hotel operations must always be accessible to all owners-partners.

    • My ONLY intent for going on the board, is to protect Owners.


      I own condos, and I want to see my investment cover itself and be productive.


      We cannot let 3 people decide what to do with our investment without a say.


      We need to implement a platform in which they will be fully transparent, accountable for their actions, respect our bylaws and Florida Statutes, and work towards the benefit of common interest before their own personal one.


      We also need to implement an arbitration process that will freeze their powers if the majority of owners feel they are abusing their fiduciary responsibilities. An arbitration process that is covered by the association. The board cannot sue or use association funds against its members to keep them quiet and under their control or for speaking up their disagreements, like in the past


      ANY and ALL Owners privileges must be protected, as per Florida Statute 718.303(3)(b) reviewed by a third party independent committee and owners giving time for remediation. Including election disqualifications.

- THIS IS YOUR INVESTMENT, you have the right to see how your investment

is doing at all time and report any concerns to all owners if Administrators

are not resolving your issues



- PASSWORDS : Restricted Access has been disabled for preview period



- CHARTS & GRAPHS: Images are only Samples of what records will look like



- PROCESS : The system converts all the Staff submitted reports in their Staff

platform into Charts, Graphs and Reports viewable by Owners at real time

at their own convenience, from whereever they are and whenever they

want to see them



- DATABASE : Currently Staff forms are email submissions. Those will be

changed to databases to keep records on file indefinately



- SOFTWARE : Some third parties software such as Punch Clock, Forms &

Databases, and Video Surveillance will only be installed once the web

platform will be in operation.



- UPDATES : This is a basic platform. Once implemented, I will add all the

information for Owners. I do all the webdesign. There is no cost to the

association other then the third party suppliers software.



- COMING SOON : Means no information has yet been compiled, so

"Coming Soon" photos have been placed instead. Previous board

administrators were threatened to disclose all the informations to Owners

and refused to use my platform
